What are Exterior Elevated Elements?

Exterior Elevated Elements are load-bearing components together with their associated waterproofing system.

Some Examples:
Decks, Balconies, Walkways, Ect.

Do all Community EEE's need to be inspected?

The law requires inspection of a “statistically significant sample” of EEE's. which means the number of elements inspected will vary based on the total number of elements at each community.

What are associated waterproofing systems?

Associated waterproofing systems include flashings, membranes, coatings, and sealants that protect the load-bearing components of Exterior Elevated Elements from exposure to water.

When does the inspection have to be completed by?

The first inspection must be completed prior to January 1, 2025, and then every nine years thereafter.

SB 326 & SB 721 requires associations to conduct regular inspections of elevated exterior elements and load-bearing components six feet above the ground, including: balconies, decks, patios, and elevated walkways.
